01

Think about the area

Consider your commute, transport, shops and how much quiet you want. Jomtien, Pratumnak and other parts of Pattaya have different settings. Visit the area at different times if you can.

02

Compare the practical details

A villa may have a private garden or pool with upkeep to discuss. A condominium has building rules and shared facilities. Ask about parking, internet, maintenance and repairs.

03

Check the full monthly cost

Compare the same rental period and currency. Confirm the deposit, water and electricity charges, internet, pool or garden upkeep and final cleaning. A monthly rent quote is only part of the total.

04

Agree a written USDT quote

Confirm the contract currency, quote, asset, network, recipient and fees through your established contact. Keep the instructions and receipts. A screenshot or transaction hash alone does not confirm payment.

05

Plan for a longer stay

Ask for an inventory and condition report, renewal and notice terms, and a clear way to report repairs. Immigration permissions are separate from a rental agreement; check them with the relevant authorities.
